Mid term inspections are normally carried out every three months. The tenant should be advised of this at the start of the tenancy, by the landlord or agent. Our clerks will liaise with the tenant to arrange an appointment.
With respect for the tenant’s time and privacy, the mid term Inspection is not as intense as the Check Out. The general condition of the property will be noted, with particular attention paid to Maintenance issues such as mould/mildew and leaks, tenant liability issues such as infestations, overcrowding, smoking in the property, the keeping of pets, and Health and Safety issues that could adversely affect the property or adjoining properties. All large appliances and lights will also be tested. If present, the tenant will be informed on what is required to remedy any highlighted issues, so as not to lose all or part of their deposit.
Photographs will be taken of all issues.
