Your Check-In Appointment
Our clerk meets the incoming tenant and works through the inventory, noting comments or differences in the condition of the property.
Fixtures, fittings, furnishings and cleanliness are recorded, with photographs supporting the written report. Keys handed over and accessible meter readings can be noted where applicable.
A clear check-in record provides a shared starting point for comparison when the tenancy ends.
Preparing for Check-In
Arrange the appointment before the tenant moves belongings in, ideally after cleaning and maintenance have been completed.
Send the latest inventory and confirm the address, access arrangements and tenant contact details. Tell us about agreed works or items needing attention.
All parties should review the report and raise corrections promptly so the starting condition is accurately recorded.

When should a check-in take place?
Book it at the start of the tenancy, after cleaning and maintenance and before the tenant moves belongings into the property wherever possible.
Does the tenant need to attend?
Attendance allows the tenant to review the inventory with the clerk and raise comments. Tell us if attendance is not possible so we can agree arrangements.
Is check-in the same as an inventory?
An inventory records the property and its contents. A check-in reviews that record at the start of the tenancy. We can discuss a combined inventory and check-in when you book.
